On the lighter side of urban fantasy, one could cite the original Topper [vintage late-1920's, istr].
I think that the element of "if" there were werewolves (vampires, mermaids, elves, etc.) in our world, so that the readers feel they could step into the world and story a bit more is also key.
I think that's part of it too. You don't need as much tackle to suspend your disbelief for urban fantasy. *ponder* Particularly if your own reality already contains things that most people would not believe and are freaked by if something brushes past them.
Fanboy: Peter Beagle was GoH at BayCon this year, that was quite a treat. :)

(I was in programming ops, so I got a little time with him away from the madding crowd)
Peter Beagle is delightful. We got to meet him one year at Archon. He was running an author table in a quiet stretch of the author alley, and quite amenable to chatting. We stood around and talked about all kinds of stuff. I'm happy that we had money to spend at the time, too.
